FAQ — High River mortgages

Do you only work with High River clients?
No. But since moving to High River in 2025, I’m putting extra attention into this market and the Foothills.

Should I renew with my current lender?
Sometimes yes. Often no. The smart move is to compare options before you sign.  Many of us shop for a penny savings on gas but do not take the time to save $1,000’s on their mortgage.

Can you beat the bank rate?
Often, yes—especially when we factor in cash-back, penalties, and prepayment features. The best mortgage is more than a posted rate.

How early should I start my renewal?
Ideally 120–180 days before maturity so we have time and leverage.

What if my income is complicated (self-employed, commission, etc.)?
That’s common. I’ll tell you what documents matter and which lenders are realistic.
